Circuit Florida Provides Members a Private Road Circuit, Club Amenities & Onsite Luxury Living
Auburndale Florida – Circuit Florida is the newest membership-based luxury motorsports club & resort in Florida. It is currently under construction on a large acreage tract with direct frontage on Interstate 4 and conveniently located between the metropolitan cities of Tampa and Orlando.
The club’s amenities include a 1.7 mile closed-course road circuit, member clubhouse with locker room, gym and pool, a members lounge and restaurant with impressive views of the circuit and a conference center with training rooms suitable for hosting events. There is a separate climate-controlled facility for the servicing and storage of members’ vehicles, and Circuit Florida is the only private motorsports club in Florida to offer members their own onsite residential condominium with the ability to stay overnight anytime and for any duration.
“The building permit for our first condo building was recently approved and we will be breaking ground by the end of January,” says Paul Scarpello, Founder and Developer. “Five more condo buildings are planned to start by the end of June. If you want to reserve an unit with a fully refundable deposit, you will be able to soon. We submitted the required documents to the State of Florida and expecting the State’s approval within days allowing us to accept non-binding escrow deposits reserving (holding) specific units.”
A unique and special feature of Circuit Florida is that 22 of the total 75 residential condo units are permitted for short term rentals, and Circuit Florida has created a rental program to benefit both the club and the participating condo owners. Circuit Florida will be a private club and restricted to members, but there will be a limited opportunity (on certain days of the year) for visiting guests to rent one of the 22 luxury condos and use the circuit and facility for the duration of their rental as a temporary, short-term member.
“We think this program has great potential, and if it generates the interest anticipated, we’ll keep our member count lower than otherwise to adjust for the use of the circuit by those renting condos during those certain times. Our current member target is 200 driving members, which is far below most clubs that have 350+ driving members,” says Scarpello.
The condo units are available in six floor plans that range in size from 840 sq-ft to 2,688 sq-ft and offer garage space for up to 6 cars (and more with a lift). The interiors of all condo units feature luxury, upscale designer finishes and some with circuit or lake views.
Scarpello chose Bob Barnard as the project’s track designer and motorsports consultant. Barnard is an experienced track designer whose 30+ year professional career has been connected to famous tracks including Road Atlanta, Phillip Island, Daytona Speedway, and many more across the world. “The Circuit Florida track features significant natural elevation change, 14 varying turns and a total of 4 straights profiled at over 100 mph, with the longest 1,800 foot straight entering from a sweeping turn and profiled to top out at 150 mph in a Porsche GT3,” says Barnard.
Circuit Florida will open to members later this year, offering its members the best of all worlds -- a challenging and entertaining road course experience, resort amenities and luxurious living.
